Long Island City, Queens
Practice space, without the lease
A private suite you design yourself, in a building of suites let to independent providers — at 1143A 47th Avenue in Long Island City. We are opening now, so the first members help set the tone.
Who the space is for
Independent practitioners who see clients one at a time and want a room that feels like their own practice rather than a rented meeting room. That spans 17 specialties across three broad groups:
- Wellness Providers — Physical Therapy, Chiropractic, Acupuncture, Massage Therapy, Nutrition, Mental Health, Holistic Care
- Aesthetic & Beauty — Injectors, Estheticians, Laser Technicians, Cosmetic Specialists
- Medical Professionals — Physicians, NPs & PAs, Concierge Care, Women's Health, Dermatology, Integrative Medicine
Whether a particular medical or injectable practice can operate here depends on the building’s permitted use, which we will confirm with you before anything is signed. Ask on the call and we will tell you where that stands.
What makes it different from a sublet
A sublet gives you someone else’s room on someone else’s terms. Here the suite is unfurnished on purpose: you bring the furniture, the equipment and the aesthetic, so the room reads as your practice from the moment a client walks in. The shared areas — lounge and optional reception — are furnished and maintained, so you are not buying a sofa for a waiting room.
Membership is monthly or yearly rather than a traditional long-term commercial lease, so the term can move as the practice does.
Getting here
1143A 47th Avenue, Long Island City, NY 11101. Long Island City sits directly across the river from Midtown Manhattan, which is what makes it workable for a practice drawing clients from more than one borough.
Questions providers ask first
Are the private suites furnished?
Private suites are intentionally left unfurnished so you can design your space to reflect your services and your aesthetic. You bring your furnishings, equipment, and tools. All community areas — including the lounge and optional reception — are fully furnished by our team.
Is there a long-term lease commitment?
No traditional long-term lease. Suites are taken on a membership rather than a commercial lease, and there are no hourly or short-term tiers. We will go through the term and what it includes on the call.
Can someone help me design my suite?
Yes. We can help you think through lighting, fixtures and interior elements, and introduce you to people who have fitted out suites in the building. It is optional, and available on request.
How does client check-in work?
Your clients arrive at a shared reception area rather than a corridor. How arrivals are handled is something we agree with each member — tell us how you would like it to work and we will walk through it on the tour.
What are the available hours?
Members get their own secure access to the building and their suite. We will confirm the exact access window on the tour. Intro calls and tours are scheduled during business hours, and you can pick a time when you book.
